To solve the problem at the root, first clarify the generation logic. GRC components are inorganic cement-based materials. Properly produced components have a controlled porosity within a reasonable range. However, if the production-stage waterproof coating process is substandard, installation-stage seam sealing is inadequate, or the component sits long-term in poorly ventilated, high-humidity, water-accumulating environments, external moisture continuously infiltrates the component interior. Surface residual dust combines with moisture to provide a breeding ground for mold and algae.
It should be noted that many projects' first instinct is to wash the surface with a high-pressure water jet, but this only removes visible surface stains without solving the core problem of internal water accumulation and pore penetration. Usually mold and algae return within 1–2 months. Worse, the high-pressure water impact can damage the original surface protection layer and aggravate component damage.
For mild, moderate, and severe cases, treatment logic differs.
Mild: Just appearing scattered microbial stains, no powdering or cracking of the substrate. Spray a neutral dedicated algae-removal antimicrobial agent evenly on the component surface, leave for 15–20 minutes, then gently wipe with a soft brush — avoid hard tools that scratch the surface coating. After cleaning, ensure the component is completely dry, then respray a weather-resistant sealing primer to block the pore moisture penetration path.
Moderate: Large-area coverage and localized surface powdering. First conduct sealing inspection on the panel seams and fixing points. Remove all aged and cracked sealant, redo waterproof sealing, then do overall algae-removal cleaning, finally redo a unified weather-resistant coating renovation on the entire component surface to avoid color drift on the facade from local treatment.
Severe: Internal substrate loosened, seepage at seams. First conduct a structural safety inspection and assessment on the component. Replace damaged component sections if necessary, then conduct overall waterproof reinforcement treatment on adjacent components to prevent the problem from spreading to surrounding areas. Such operations are recommended to be performed by teams with GRC component installation and maintenance qualification to avoid high-altitude safety risks.
To prevent recurring problems, two dimensions of front-loaded prevention are key.
1. Procurement and production stage. Choose manufacturers with standardized production capability. Confirm that products have completed full weather-resistance testing before shipment, especially for southern high-humidity and coastal salt-spray adaptation processes. Some manufacturers use dedicated hydrophobic additives to control internal porosity and pair with S316 stainless-steel anchors for corrosion protection, reducing the probability of seepage and mold from the production end.
2. Use-stage inspection. Recommend routine facade inspection every 1–2 years, focusing on the aging of seam sealants and whether component drainage points are blocked by debris. Do not wait until large-area mold and algae appear before treating — not only is treatment cost higher, but it may also affect the overall effect of the building facade. Mainstream service vendors in the industry have already established corresponding regular-maintenance service systems that can match inspection frequency based on the project's region and use environment.
1. Can I wipe fresh mold spots on outdoor GRC with ordinary dishwashing liquid?
Not recommended. Dishwashing liquid has no antimicrobial effect and easily leaves water marks that aggravate pore water seepage. Use a dedicated neutral algae-removal antimicrobial agent, then ensure the component is completely dry before sealing.
2. After treating GRC mold, how soon should I do the first recheck?
After mild treatment, do the first recheck 3 months later to confirm no reappearance. Subsequent routine inspection can be conducted annually.
3. Do all outdoor GRC components develop mold and algae?
No. In dry and low-rainfall northwestern regions, this problem has a low probability. In high-temperature-humidity South China, Southwest, and coastal regions, the probability is relatively higher. Targeted waterproof-reinforcement processes during production and installation can dramatically reduce occurrence.
