The most common mistake is to seal over the leak without diagnosing the cause. Sealant patches applied that way usually reopen within six months. From hundreds of leakage service cases, the root causes cluster in three dimensions:
1. Embedment package defects. Plain carbon-steel anchors in moist joint environments rust and expand, cracking the sealant from within and opening a permanent water channel.
2. Installation workmanship gaps. Joints designed without enough allowance for GRC's thermal expansion cycle are pulled apart when temperatures swing. Hidden edge damage during high-altitude lifting also opens water paths that are invisible to the eye.
3. Maintenance neglect. Standard outdoor sealants last 3–5 years. Without periodic inspection and replacement, they age and leak.
The most reliable way to prevent leakage is to address it during design, production, and installation — not after the leak appears. This is the mature process from our nearly 30 years of project experience.
1. Specify S316 stainless-steel anchors. This proprietary corrosion-resistant anchor package has been validated across hundreds of public-building and heritage projects. Even in chronically moist joints, it does not rust or expand, eliminating the anchor-jacking failure mode.
2. Tighten joint design and workmanship. Size the expansion joint to the GRC panel dimensions and the local climate, use a multi-layer graded waterproof structure instead of a single sealant bead, and for super-high-rise projects apply a dedicated high-altitude lifting protection system to prevent edge damage during installation.
3. Pre-handover watertight testing. Every joint undergoes a water-spray test before sign-off, so no leak is left for the operations team to discover later.
Do not seal blindly. Use this three-step method for durable results:
Step 1 — Substrate inspection. Remove all aged or cracked sealant, check the panel edge for damage, and inspect the embedded anchors. If anchors are corroded, replace them with corrosion-resistant anchors and grind-repair any damaged GRC matrix. Never seal directly over a damaged substrate.
Step 2 — Layered waterproofing. Fill the joint interior with a weather-resistant elastic waterproof backer rod, then apply a dedicated sealant matched to the service environment. Smooth the joint so it transitions evenly to the panel surface — no voids or bubbles.
Step 3 — Periodic inspection. Inspect joints every 3–5 years. Replace sealants at the first sign of aging. In rainy or typhoon-prone regions, schedule a dedicated check before the flood season.
Many projects use ordinary household waterproofing adhesive, which lacks the weatherability and elasticity GRC joints require. Always use a sealant that conforms to the GRC industry standard for outdoor service.
1. Can I just re-seal a leaking GRC joint?
If the failure is only aged sealant, yes. If the cause is anchor corrosion or panel edge damage, sealing alone will not solve it — the leak returns.
2. How do I prevent leakage in a new GRC project?
Use corrosion-resistant anchors, size expansion joints correctly, apply multi-layer graded waterproofing, and run a water-spray test on all positions before handover.
3. How often should GRC joint sealant be inspected?

4. Does a leaking old GRC joint require full panel replacement?
