The cleaning and maintenance frequency of UHPC facade panels is not a fixed value; it depends on "the environmental quality of the project location, the UHPC surface treatment process, the building orientation and position, and the owner's quality requirements." Thanks to its ultra-high density and excellent stain resistance, high-quality UHPC facades exhibit a "self-cleaning" tendency, with a maintenance frequency far lower than traditional materials such as coatings and real-stone paint. Based on tracking of multiple projects more than five years after completion, Qinglong Group recommends a routine cleaning cycle of 3-5 years. For example, the UHPC curtain wall of the Shenzhen Pingshan High-Tech Zone Comprehensive Service Center, in an ordinary urban environment, regained its clean appearance after 4 years of exposure to wind and rain with just one routine rain-flush cleaning.
1) Heavily polluted areas: such as industrial zones and alongside major traffic arteries, where dust and oily particles in the air are abundant and attach quickly, professional cleaning every 2-3 years is recommended. 2) Coastal areas: salt spray deposits may affect appearance, but UHPC has strong salt-corrosion resistance, so cleaning is mainly visual, with a cycle of 3-4 years. 3) Areas with abundant rainfall: rain washing itself has a cleaning effect, and the cycle can be extended to 4-5 years. 4) Arid regions with little rain: dust accumulates easily and is not naturally washed away, so the cycle should be appropriately shortened.
Different surface treatments offered by Qinglong have different stain resistance and cleaning cycles: 1) Dense smooth surfaces: such as high-gloss or matte sealing treatments, where dirt does not easily attach and is easily washed away by rain, resulting in long maintenance cycles. 2) Stone-textured surfaces: with certain uneven textures that may collect dust, but this is not visually obvious. 3) Anti-graffiti coatings: for areas that may be defaced with graffiti, special coatings make stains easier to remove. Generally, UHPC panels finished with a high-quality fluorocarbon transparent topcoat offer the best stain resistance and cleaning convenience.
Areas that rain cannot wash, such as leeward facades, the inner sides of parapets, and the tops of horizontal bands, accumulate dust more easily and may require more frequent localized cleaning. Focal areas of pedestrian sightlines, such as main facades and spaces above entrances, have high aesthetic requirements, and the cleaning frequency can be increased as appropriate. Qinglong recommends tiered management of different building parts when formulating maintenance plans.
Qinglong does not recommend excessively frequent cleaning. The scientific approach is to establish a system of "daily observation, regular inspection, and professional cleaning." Daily pollution conditions can be observed by property management. A professional inspection should be conducted every 1-2 years to assess cleaning needs. When cleaning, neutral detergents and low-pressure water jets should be used to avoid damaging the surface. For large projects, rolling cleaning by zones can be planned without affecting the building's normal use. The low maintenance frequency is an important manifestation of UHPC's whole-life-cycle cost advantage.
