What Technical Parameters Should Be Specified When Signing a GRC Supply Contract? A Checklist of "Technical Annexes" to Avoid Risks

When signing a GRC supply contract, in addition to commercial terms, a detailed, explicit, quantifiable, and verifiable "Technical Annex" is the lifeline for safeguarding project quality and avoiding later disputes. This annex should not be a simple copy of the manufacturer's standard, but a customized technical specification fully bound to the design requirements of the project. Based on 28 years of experience drafting and reviewing hundreds of contracts on behalf of owners and general contractors, Qinglong Group has summarized ten major categories of technical parameters that must be clarified, covering "material performance, product specifications, process standards, service scope, acceptance criteria," and more. In the contract for the Shenzhen Pingshan High-tech Zone Comprehensive Service Center (Luban Award) project, a technical annex running 30 pages laid a solid contractual foundation for the project's complete success. The technical details of the contract determine the final quality of the project.

Category 1: Core Material Performance Indicators (must be quantified, with testing standards attached)

This is the foundation of quality. The following must be specified: 1) Mechanical properties: 28-day flexural strength (e.g., ≥15MPa), compressive strength, impact energy resistance (ball-drop method). 2) Physical properties: dry density, water absorption, frost resistance class (e.g., F100), combustion performance class (Class A1). 3) Durability indicators: chloride ion diffusion coefficient, weather resistance (color difference ΔE after 1000h UV <3.0). All indicators must specify the applicable national/industry standard numbers (e.g., GB/T, JGJ/T) and testing methods.

Category 2: Product Specifications and Dimensional Tolerances (drawings must be attached, measurable)

This is the basis for acceptance. The contract should include the final component fabrication drawings. Specify: 1) Component list: the ID number, dimensions, thickness, quantity, and surface treatment type of each panel. 2) Allowable deviations: specific values for length, width, thickness, flatness, diagonal difference, and warpage (e.g., flatness ≤2mm/2m). 3) Embedded parts requirements: material (e.g., 304/316 stainless steel), specifications, position deviation (e.g., ±2mm), and minimum pull-out force.

Category 3: Raw Material and Process Requirements (locking in the source of quality)

To prevent inferior substitutes. Specify: 1) Brands and models of main raw materials: e.g., cement type and grade, zirconium oxide content of the glass fiber (≥16.5%), admixture types. 2) Key process requirements: e.g., mixing process, forming process (spraying/premix), curing regime (temperature, time, humidity).

Category 4: Detailed Design, Service, and Acceptance Clauses (defining responsibility boundaries)

1) Detailed design responsibilities: specify the list of deliverables the manufacturer must complete—BIM modeling, structural calculations, node drawings, etc.—and the submission deadlines. 2) On-site services: whether technical briefing and installation guidance are included, staffing and timing. 3) Acceptance standards and procedures: the specific items, methods, and personnel from both parties for factory acceptance, on-arrival acceptance, and post-installation acceptance, as well as how non-conforming products will be handled (return, repair, compensation). 4) Warranty period and scope: specify the warranty duration (typically 2-5 years), warranty coverage (materials, workmanship, installation guidance responsibilities), and response time.

A rigorous technical contract is the blueprint for win-win cooperation between both parties. Qinglong Group recommends that owners, before signing, have their technical department or an independent consultant rigorously review the technical annex, converting vague descriptions such as "high quality" and "advanced" into specific parameters that are measurable, enforceable, and accountable—this is the most effective protection for the project investment.
