The renovation and upgrading of GRC components on existing buildings is a comprehensive technical undertaking that must follow the five-step approach of "inspection and assessment, scheme design, substrate treatment, component installation, and long-term protection." Its core principles are: "safety assessment is the prerequisite, compatibility between new and old systems is the key, minimally disruptive construction is the guarantee, and long-term performance restoration is the goal." Through urban renewal projects in Shenzhen, Shanghai, and other cities, Qinglong Group has developed a mature process: first, comprehensively inspect existing GRC panels for hollowing, cracking, rebar corrosion, and connector aging by means of tapping, infrared thermography, pull-out testing, and other techniques; then, based on the assessment results, formulate a "partial repair" or "complete replacement" plan; new component design must take into account the feasibility of connections to the existing structure and adopt lightweight design wherever possible to reduce the load on the original structure; during construction, dry methods and rapid installation are employed to minimize the impact on building operations. In the renovation of an aging office building in Guangzhou, using the above system we completed the renovation of 5,000 square meters of GRC curtain wall in 30 days, giving the building a completely refreshed appearance while improving its structural safety. Renovation is regenerative surgery for a building—it must be precise and gentle.
This is the foundation of renovation. The assessment should cover: 1) The GRC panels themselves: has strength deteriorated? What are the crack widths and distribution? Is there any spalling? 2) The connection system: are the embedded parts and hangers corroded? Is the anchoring reliable? 3) The substrate structure: is there any displacement or cracking? Is the load-bearing capacity sufficient? Based on the diagnostic results, components are classified into three categories: "retain and repair," "requiring reinforcement," and "must be replaced."
This is the technical challenge. Utilize existing reliable connection points wherever possible. When the original framing must be retained but its connection points are unusable, a "transition layer" design can be adopted: the new framing is reliably connected to the old framing, and new hangers are then mounted onto the new framing. All newly added metal parts must be treated for corrosion protection and electrically insulated from the old metal parts.
Renovation projects are usually carried out while the building remains in use, so the construction impact must be minimized. Unitized hoisting is adopted to reduce on-site work time and wet trades. Retained original sections and interior items are rigorously protected. Careful construction organization planning divides the site into work zones, proceeding section by section and phase by phase.
Renovation is not merely "renewal" but "upgrading." Newly installed GRC panels are coated with a hydrophobic protective agent to improve stain resistance and self-cleaning properties. Joint sealants are designed with durability in mind. Where conditions permit, the renovation can be combined with building energy-efficiency upgrades (such as adding insulation layers) to enhance overall value.
Successful GRC renovation can rejuvenate old buildings and extend their service life—a vivid practice of green, sustainable development. With its extensive renovation experience, Qinglong Group provides professional and reliable technical services for urban renewal.
