The routine maintenance cycle of GRC exterior walls is a key management element in ensuring their long-term aesthetics and durability, and must be dynamically adjusted based on four dimensions: "environmental severity, service conditions, initial quality, and maintenance history." Based on 28 years of tracking data from hundreds of GRC curtain wall projects nationwide, Qinglong Group has developed a scientific maintenance cycle framework: in general atmospheric environments (such as inland cities), a comprehensive inspection and cleaning is recommended every 2-3 years; in coastal areas with high salt fog and high humidity, or in industrially polluted areas, the cycle is shortened to 1-2 years; for commercial buildings with heavy foot traffic prone to pollution, surface cleaning can be increased to once a year. In the seaside roofing project of the Hainan International Convention and Exhibition Center, we established a maintenance plan of "annual inspection + in-depth servicing every three years," keeping the 120,000 square meters of GRC roofing in excellent performance over ten years of use, with only two medium-scale maintenance operations and maintenance costs 40% lower than traditional curtain walls. Regular maintenance is not a cost burden, but a value investment that extends building life.
Different climatic conditions cause significantly different rates of erosion on GRC exterior walls. In ordinary urban environments (annual rainfall of 800-1200 mm with moderate temperature differences), GRC surface contamination and material aging are slow, and high-pressure water cleaning and joint inspection once every three years is sufficient. In coastal areas (such as Hainan and Shenzhen), salt crystallization and UV radiation accelerate deterioration, requiring annual inspection of metal connector corrosion and reapplication of hydrophobic protective coating every two years. Qinglong Group builds an environmental file for each project and customizes a personalized maintenance plan.
Landmark public buildings (such as theaters and convention centers) have high image requirements and need to stay like-new, so their maintenance cycles should be appropriately tightened. High-rise residential exterior walls involve public safety and require focused inspection of anchor point reliability. In the Wuhan Han Show Theatre project, Qinglong Group implemented high-standard maintenance of "inspection every six months, cleaning once a year," ensuring the red curtain wall remained as vivid as when first built. Ordinary office buildings may extend the cycle appropriately.
Traditional maintenance relies on experience-based judgment, while modern maintenance requires scientific instruments. We use drone aerial photography combined with infrared thermal imaging to detect hollow spots, rebound testers to sample and check strength changes, and water permeability testers to test joint sealing. In the Nanning Wuxiang China Resources MixC One project, comparisons of periodic inspection data achieved a shift from "repair after failure" to "treating hidden dangers in advance."
Maintenance is divided into routine upkeep (cleaning, unclogging drainage holes), periodic servicing (sealant replacement, connector tightening), and specialized repair (local damage repair). Through tiered management, safety is guaranteed while costs are controlled. Qinglong Group offers menu-based maintenance services, allowing clients to choose different tiers according to their budget.
Scientifically setting maintenance cycles requires professional experience and data support. With its 28-year engineering database, Qinglong Group provides clients with full life-cycle maintenance plans offering the best value for money.
