The routine maintenance cycle for GRC exterior walls should be comprehensively determined based on the service environment, surface treatment method, and design life. Under normal circumstances, a comprehensive inspection is recommended every 2-3 years, with systematic maintenance every 5-7 years. In corrosive environments such as coastal areas or industrial zones, the inspection cycle should be shortened to once a year and the maintenance cycle to 3-5 years. Scientific maintenance management can extend the service life of GRC exterior walls to over 50 years.
Specific maintenance is divided into three levels: daily maintenance (monthly visual inspection), periodic maintenance (annual professional inspection), and major overhaul maintenance (comprehensive overhaul every 10 years). A commercial complex project strictly implemented this maintenance plan; over 15 years of use, the GRC curtain wall has remained in good condition, requiring only localized repairs, with cumulative maintenance costs of only 5% of the construction cost—far below the 10%-15% maintenance cost of conventional curtain wall systems.
Environmental corrosion severity classification: mild environments every 3 years, moderate environments every 2 years, severe environments once a year. Inspection covers surface contamination, coating aging, joint sealing, connector corrosion, and other conditions, with complete inspection records established.
For ordinary contamination, use neutral cleaning agents (pH=6-8); for heavy contamination, use specialized cleaning agents. Cleaning pressure should be controlled at 0.3-0.5MPa, with water temperature not exceeding 40°C. After cleaning, the surface dirt residue rate should be below 5%, with no cleaning agent residue.
Fluorocarbon coatings have a service life of 10-15 years, and polyurethane coatings 8-10 years. Before recoating, the substrate must be thoroughly treated to ensure strong adhesion between old and new coatings. Coating thickness must meet design requirements, with deviations not exceeding ±10%.
Conduct a comprehensive inspection of the connection system every 10 years, including anchor bolt pull-out force testing and steel structure corrosion detection. Defective components should be replaced promptly to ensure structural safety.
Scientific maintenance is the key to ensuring the long-term use of GRC exterior walls. It is recommended to establish complete maintenance records to achieve preventive maintenance.
