The routine maintenance cycle for GRC exterior walls is not fixed, but rather a dynamic indicator influenced by a combination of factors including "the environmental climate of the project location, the quality of GRC materials and construction, the condition of surface protection treatments, and building usage." Based on 28 years of long-term tracking and data accumulation by Qinglong Group on multiple GRC projects over ten years old, including the Wuhan Hanxiu Theater and the Hainan International Convention and Exhibition Center, we recommend setting the routine maintenance cycle as a tiered system of "daily observation, annual inspection, five-year mid-term assessment, and ten-year deep maintenance." Under standard urban environments and normal construction quality, GRC exterior walls typically require no major professional maintenance for 5-8 years, but regular inspections are indispensable.
The primary factor is regional climate. In coastal areas with high salt mist and frequent typhoons, or in areas with severe industrial pollution and frequent acid rain, the rate of GRC surface deterioration and contamination accelerates, and the maintenance cycle should be shortened to 3-5 years. In inland areas with mild climates and clean air, the cycle can be appropriately extended. The second factor is the quality of the GRC system itself. GRC exterior walls made with low water-cement ratio, high-density formulations and protected by high-quality silane impregnation or fluorocarbon coatings offer stronger weather resistance and self-cleaning performance, which can significantly extend maintenance intervals. Construction quality, especially the reliability of joint sealing, also directly determines leakage risk and maintenance requirements.
1) Daily observation (quarterly or after disasters): Property management personnel conduct visual inspections of the building facade, watching for obvious cracks, stains, coating peeling, or sealant cracking. Additional inspections should be carried out after typhoons and earthquakes. 2) Annual professional inspection: It is recommended to engage a professional team, using binoculars or drones to inspect high-rise areas, with a focus on verifying that connection joints and drainage systems are functioning properly. 3) Five-year mid-term assessment and maintenance: At this stage, localized cleaning may be needed, along with checking the elastic recovery rate of sealants and repairing or recoating locally damaged or failed protective layers. This is a critical point for preventive maintenance. 4) Ten-year deep maintenance: Conduct a comprehensive performance evaluation, which may include systematic replacement of sealants and overall renewal of the surface protective layer.
Qinglong Group recommends that a detailed "GRC Exterior Wall Long-Term Maintenance Manual" be prepared at project completion and handover, specifying the maintenance items, methods, and standards for each cycle. Establish maintenance records documenting every inspection, cleaning, and repair. This prevention-based, scientifically planned maintenance strategy can extend the service life of GRC exterior walls to the greatest extent at minimal cost, preserving their architectural image over time. Therefore, the "low maintenance" characteristic of GRC is built upon the foundation of "regular scientific maintenance," rather than being absolutely "zero maintenance."
