As an important material for modern architectural decoration, the maintenance cycle of GRC exterior walls directly affects the long-term aesthetics and safety of buildings. Routine maintenance should take into account both environmental factors and material characteristics. A comprehensive inspection is generally recommended every 3-5 years, shortened to 2-3 years in special environments.
The durability advantages of GRC material allow for a lower maintenance frequency than traditional stone, but regular attention is still required for issues such as surface coating wear and joint sealant aging. Based on 28 years of project experience, Qinglong has found that in coastal areas with high salt mist (such as projects in Hainan), coating adhesion should be inspected every 2 years, while in inland regions with stable climates (such as the Chengdu Dade Xinchen Group headquarters), the cycle can be extended to 5 years.
Establishing a maintenance cycle requires comprehensive consideration of three major factors: first, the intensity of environmental corrosion—regions with acid rain or strong ultraviolet radiation require more frequent inspections; second, the installation location of components—wind-exposed areas on high-rise buildings are subject to wind pressure impact, which easily accelerates adhesive joint aging; third, the surface treatment process—textured grooves in stone-look GRC are more prone to dust and water accumulation, requiring targeted enhanced cleaning.
In its Shanghai Qingpu R&D and production project, Qinglong embedded digital monitoring points to collect real-time deformation data of GRC panels, upgrading traditional experience-based maintenance to predictive maintenance. This innovative approach can detect potential problems 30% earlier, effectively preventing chain reactions of water leakage caused by tiny cracks.
A reasonable maintenance cycle not only extends the service life of GRC exterior walls but also reduces whole-life cycle costs. Taking the Nanning Wuxiang China Resources MixC One project as an example, through strict implementation of a 3-year maintenance plan, the project has cumulatively saved 40% in repair costs over its 10 years of operation.
