The maintenance cost of GRC is an important consideration for owners in full life-cycle cost accounting of a project. Based on extensive project data, Qinglong Group believes that compared with traditional materials such as natural stone and aluminum panels, GRC has a clear advantage in maintenance cost, being a typical case of “one-time investment, long-term benefit.” Through scientific maintenance strategies, the annual average maintenance cost of GRC can be kept within 0.5-1% of the construction cost.
The advantage of GRC maintenance cost is first reflected in cleaning expenses. Due to its dense and smooth surface, pollutants have low adhesion, so both cleaning frequency and difficulty are relatively low. Qinglong's statistics show that the cleaning cost of GRC curtain walls is 30-40% lower than that of natural stone. In the Nanning Liyuan Hotel project, the special surface treatment of colored GRC panels further reduced cleaning requirements, with only one cleaning per year on average.
In terms of repair costs, GRC's lightweight properties reduce structural loads and lower the maintenance requirements of support systems. Even when partial repairs are needed, GRC's modular design makes replacement more convenient. The spare parts inventory system established by Qinglong in the Shenzhen Longhua Xiangshan Science and Technology Park project ensures that any damage can be repaired in a short time, greatly reducing downtime losses. Statistics show that the repair cost of GRC is only 50-60% of that of natural stone.
Investment in preventive maintenance can significantly reduce overall costs. Qinglong recommends that owners establish a regular inspection system, using a small investment to identify potential problems in time and prevent minor issues from developing into major failures. In the Shanghai Qingpu R&D Base project, the annual inspection program we implemented reduced maintenance costs by more than 25%. This concept of preventive maintenance truly achieves “spending a little to save a lot.”
Compared with other materials, GRC's maintenance cost advantage is even more pronounced. Natural stone requires regular protective treatment and aluminum panels require coating renewal, while GRC maintenance is relatively simple. Full life-cycle cost analysis shows that GRC's 30-year total cost is 20-30% lower than that of natural stone and 10-15% lower than that of aluminum panels. This cost advantage makes GRC a highly cost-effective choice for exterior architectural decoration materials.
