Although UHPC components have excellent durability, proper later-stage maintenance can further extend their service life and prevent performance degradation and appearance damage caused by environmental factors. Clarifying the core maintenance content and cycles, and establishing a scientific maintenance system, is key to ensuring long-term component stability. Drawing on 28 years of after-sales maintenance experience, Qinglong explains the practical maintenance points.
1. Regular Appearance Inspection and Cleaning: Core Step of Basic Maintenance
Regular appearance inspection and cleaning form the foundation of maintenance and must be performed at standardized intervals. Inspection cycle: interior components should be inspected every 1-2 years, exterior components every 6-12 months, and in coastal high-salt-spray or industrially polluted environments the interval should be shortened to every 3-6 months. Inspection content: focus on detecting surface cracks (cracks wider than 0.1mm require prompt treatment), damage, chalking, fading, and other defects, as well as loose or corroded connectors. In after-sales maintenance, Qinglong uses crack width gauges for precise detection to ensure early identification of hidden hazards. Cleaning: use a high-pressure water gun (pressure ≤10MPa) with neutral detergent to remove surface dust, oil stains, and contaminants; avoid strongly acidic or alkaline cleaners to prevent corrosion of the component surface. Exterior components should be cleaned 1-2 times per year and interior components every 2-3 years; wipe surface moisture dry promptly after cleaning to avoid standing water residue.
2. Connector and Sealing System Maintenance: Key Step for Safety Assurance
Connectors and sealing systems are maintenance priorities that directly affect component stability and waterproofing performance. Connector maintenance: regularly check the fastening condition and corrosion of bolts, anchor bolts, hangers, and other connectors; promptly tighten any loose parts; treat corroded areas with rust remover and apply anti-corrosion coating; severely corroded connectors must be replaced. Qinglong uses stainless steel connectors combined with regular anti-corrosion maintenance to extend service life. Sealant maintenance: check whether the sealant at joints has aged, cracked, or peeled off; conduct a comprehensive inspection every 3-5 years and promptly replace aged sealant; use neutral silicone weather-resistant sealant compatible with UHPC to ensure reliable bonding and waterproofing. In the maintenance of UHPC components at Shanghai Century Plaza, Qinglong effectively resolved water seepage problems through sealant replacement. Drainage system maintenance: clear debris from component drainage holes and water channels to ensure smooth drainage and prevent standing water from causing sealant aging and erosion at the component base; pay special attention to inspection before the rainy season.
3. Defect Repair and Protection Enhancement: Core Measures to Extend Service Life
Timely defect repair and enhanced protection can effectively slow the performance degradation of UHPC components. Surface defect repair: minor cracks (width ≤0.2mm) should be filled and polished with a special repair agent; severe cracks (width >0.2mm) require removal of the defective area and re-casting with UHPC repair material to ensure the strength of the repaired area matches the original component. Surface protection enhancement: exterior components should be coated with a special protective coating every 5-8 years to enhance UV and weather resistance; coastal areas can add anti-corrosion coating to improve salt-spray corrosion resistance. Qinglong's special protective coating can improve the surface weather resistance of components by more than 50%. Special environment maintenance: in high-temperature environments, check components for thermal deformation and adjust connector gaps promptly; in low-temperature environments, remove surface ice and snow to avoid freeze-thaw damage. In the maintenance of UHPC components on old buildings in northern China, Qinglong effectively reduced freeze-thaw damage through winter anti-freeze measures.
4. Maintenance Archive Establishment and Professional Inspection: Systematic Management Assurance
Establishing comprehensive maintenance archives and a professional inspection mechanism enables systematic maintenance management. Maintenance archives: record detailed information on each inspection, cleaning, repair, and replacement, including time, content, responsible person, and materials used, forming full life-cycle traceable records. Qinglong establishes electronic maintenance archives for major projects for easy reference and management. Professional inspection: engage a professional team for a comprehensive inspection every 3-5 years, using ultrasonic, infrared thermal imaging, and other technologies to detect internal defects, evaluate component load-bearing capacity and durability, and issue professional maintenance reports. Emergency response: establish emergency plans for unexpected events; after extreme weather (strong typhoons, earthquakes) or accidental damage, promptly organize professional personnel for inspection and evaluation and formulate repair plans. Qinglong's 24-hour emergency response team ensures rapid handling of unexpected problems and minimizes losses.
